What to include

Electrical problems live behind covers, so what you send decides how useful the first answer is:

• A photo of your electrical panel with the door open. The breaker layout tells us more than any description could
• A wide shot of the room, plus a close one of the outlet, switch or fixture in question
• If something trips: which breaker, what was running at the time, and whether it holds when you reset it
• Whether it's constant or comes and goes. Intermittent problems are real problems, and the pattern is a clue
• The rough age of the house if you know it, since the wiring era changes what we expect to find
• Any deadline: a closing date or an inspection report changes the scheduling

Before you send it

Three things we don't do, because each is its own licensed trade: gas piping, HVAC and plumbing. We handle the electrical side of those jobs and say plainly where our part ends. More on where the line sits.
